80 Mosley Street, Manchester

Nine floors of boutique communal space in the heart of the city

Client: Workspace Design & Build
End user: Various
Project value: £600,000
Architect: Gpad London Ltd
Time on site: 16 weeks
Location: Manchester

To stand tall and remain commercially attractive in Manchester’s competitive urban property scene, Workspace Design & Build turned to us to help them transform the nine-story building plus basement area at 80 Mosley Street in what was a complete refurbishment project.

With a design that exuded a luxury and boutique style, we set to work transforming the communal areas, including stairways, lobbies and toilets located on each floor, the entrance and reception area, accessible shower facilities and the basement space.

Operating in a fully occupied building and a live office environment meant delivering the works between 6.30pm to 4am each night and in conjunction with other contractors to prevent any disruption to current occupiers and ensure a seamless delivery between all parties.

Considerably high footfall through the main entrance warranted the need for a wow factor and a vintage execution that would be sure to turn heads and deliver an immediate impact on entry.

The reception area now boasts a timber feature wall complete with a floating bench seat on metal support brackets which incorporate bespoke seat cushions fixed with leather straps and brass fittings.

Originally designed to have each oak veneered slat fixed to the existing wall, we proposed this be redesigned so that the slats were instead fixed to the backboard and positioned in pre-cut CNC grooves that could be attached to the existing wall and subsequently speed up the installation process.

Further feature walls were designed, constructed and installed throughout the main entrance, including planter boxes and full height cupboards created from specialist bonded bronze inset into the doors and panels.

Other associated works by JSJ included: bespoke toilet vanity units and surrounds, feature panelling within WCs, specialist mirrors and a bespoke teak reception desk and sideboard with satin brass fittings.

“Having worked with Jack and the team at JSJ on a number of other projects, I was well aware of the quality the team deliver, both in terms of product and service. A key project deliverable came in the form of a feature reception and foyer area. First impressions are everything, meaning exceptional attention to detail was of the utmost importance; I knew this wouldn’t be a problem with JSJ and was thoroughly impressed with the outcome. JSJ are a friendly and professional outfit who achieve outstanding results — the very fact I continue to work with them stands testament to that.”
