Project: Yorkshire Housing, Leeds
Client: ICON Projects
We recently delivered one of our most ambitious schemes to date, a bold, design-led workspace for Yorkshire Housing in Leeds. Appointed by long-term partner, ICON Projects, we were tasked with transforming two floors into a vibrant, functional environment that reflects the organisation’s culture and values.
Delivered over an eight-month programme, the project was completed in two carefully planned phases, allowing us to maintain operations within a fully occupied building while progressing a complex and diverse scope of works.
A standout element of the design is a real Yorkshire Housing van, repurposed into a fully functional tea point. Our team sourced the vehicle, dismantled it for transport, and reassembled it on the second floor – overcoming significant logistical challenges to create a unique and memorable centrepiece.
Another key feature is a three-metre, floor-to-ceiling tree, designed by our in-house team, CNC-machined by our bespoke joinery specialists, and assembled on site piece by piece like a giant jigsaw. Around it, park-inspired breakout zones with grass mounds and bench seating bring a sense of playfulness and connection to the workspace.
Throughout both floors, we delivered a range of bespoke joinery features, including a feature rope wall, meeting pods, banquette booths, and metal perforated screens finished with gold powdercoating. Alongside the showpiece van tea point, we manufactured and installed four additional tea points, including a dedicated hot drinks counter, combining functionality with striking design.
Working within an occupied, live environment demanded meticulous planning, coordination, and communication. Despite the challenges, we completed both phases on time and to the high standards expected by both ICON Projects and Yorkshire Housing.
This latest project builds on the success of our earlier collaboration with ICON Projects at Macclesfield College, strengthening a partnership founded on trust, innovation, and the shared goal of delivering exceptional, design-led spaces.
