JSJ UK was appointed by longstanding client Workspace Design & Build to deliver a bespoke joinery package for SONA, a build-to-rent development in Ardwick, Manchester, forming part of a wider regeneration scheme near the Manchester Apollo. The scheme comprises 45 apartments across six storeys, designed for modern city living with a focus on shared amenity and resident experience.

Working from the architect’s intent, we collaborated with the design team to specify materials and finished detailing that are visually striking while meeting the demands of a high-use residential environment. All joinery was manufactured in our Lancashire workshop, enabling close control over quality, consistency, and pre-installation coordination.

The ground floor amenity space formed the focal point of our scope, designed as a social hub combining leisure, informal working, and quiet retreat. Our package included bespoke tea points, integrated storage joinery, a private dining kitchen, bespoke seating, IPS panelling, and enclosed acoustic booths for calls and focused work.

A layered spatial strategy allowed multiple functions to operate in parallel without compromise. Soft seating areas support informal interaction, while acoustic booths provide separation for remote working. Material selections and detailing were coordinated across all elements to maintain visual continuity throughout the space.

The private dining kitchen acts as a key feature, introducing a more refined, hospitality-led setting for resident gatherings and entertaining. This is supported by discreet storage solutions and secondary tea points.

Installation within a constrained central Manchester site required careful logistical coordination due to overlapping contractor activity and restricted access. Works were sequenced in line with site operations, with adjustments made to maintain the build programme and minimise disruption.
