Project Overview
JSJ UK was appointed by Graham + Sibbald to lead the refurbishment of a fire-damaged property at Wellington Place in Chester on behalf of a national housing association client. The flat, located within a block of social housing, had been completely burnt out. Tasked with transforming the space back into a functional and modern home, JSJ UK undertook a comprehensive strip-out and refurbishment project, managing all aspects from demolition to final handover.

Our work involved restoring the property to a two-storey flat, addressing extensive fire damage while ensuring the safety and satisfaction of neighbouring tenants. The scope included:

Structural Restoration:

  • Complete strip-out to bare brick, removing all fire-damaged materials.
  • Repairs to roof trusses and external roof coverings affected by fire damage, including new timberwork.

Internal Refurbishment:

  • Plastering and joinery, including new partition walls, skirtings, and doors.
  • Installation of a new kitchen, bathroom suite, and flooring.
  • Full rewiring and installation of a new heating system to ensure the property met modern living standards.

Specialist Requirements:

  • Managed asbestos removal after its discovery during the strip-out phase, engaging licensed specialists to ensure compliance with safety regulations.

Challenges & Solutions

  • Live Environment: Operating within an occupied social housing block required careful coordination to minimise noise and disruption, ensuring a positive experience for neighbouring tenants.

  • Logistical Constraints: The flat’s upper-floor location necessitated the use of scaffolding and debris shoots, with public safety measures implemented in the walkways below.
