JSJ UK delivered an extensive bespoke joinery package for a high-end, three-storey office fit-out. From feature panelling and integrated handrails to kitchens, storage and specialist workplace facilities, the scheme brought together detailed craftsmanship and practical performance across the workplace.

Having collaborated successfully with one of the design companies on several previous projects, the team was able to build on an established working relationship when coordinating the detailed design and delivery requirements.

Our scope extended across all three floors and included 35 internal door sets, together with extensive wall panelling, conference and meeting room AV walls, glass pocket doors and bespoke entrance lobby features incorporating TVs and display units. We also manufactured and installed tea points and kitchens, WC cubicles, vanities and IPS units and bespoke storage solutions.

The central challenge was to turn a wide range of ambitious design concepts into durable, buildable details while coordinating manufacture, delivery and installation across three floors and a demanding construction programme.

The project incorporated several highly detailed design elements, with the original concepts calling for an ultra-luxurious finish. Working closely with the appointed designers, our design, project and manufacturing teams developed these concepts into practical solutions that could be manufactured efficiently, installed accurately and maintained without compromising the design intent.

Our teams reviewed each detail for buildability, identified potential manufacturing and installation issues and proposed more durable alternatives where appropriate. As a result, the finished features retained the designers’ visual intent while meeting the practical demands of a busy workplace.

One of the most technically demanding elements was the staircase and handrail installation, which extended from the ground floor to the second floor. The handrails were recessed into extensive wall panelling and enclosed within bespoke housings, creating a clean, continuous finish throughout the stairwell.

The supporting framework was fitted on site, while the horseshoe-shaped housings were manufactured at our Preston HQ, with each panel individually cut and edged before being transported to site. Limited natural light and the absence of permanent lighting for much of the programme required careful sequencing and precise site coordination to maintain the quality of the detailed installation.

Sustainability was also an important consideration, with the work delivered as part of a BREEAM scheme. With the site approximately 100 miles from our Preston HQ, we coordinated manufacturing and deliveries to reduce material waste and improve transport efficiency. Joinery was manufactured and delivered in planned weekly batches, with vehicles fully loaded wherever possible. This approach reduced unnecessary journeys while keeping the installation programme on track.

The completed workplace demonstrates JSJ UK’s ability to coordinate design development, in-house manufacture and complex installation across a substantial commercial joinery package. From the integrated staircase handrails to the extensive panelling and workplace facilities, precision-made details and durable solutions created a consistent high-quality finish across all three floors.
