Scope of Work: Office reconfiguration and refurbishment

Project Overview
JSJ UK was engaged by consultant Graham + Sibbald to revitalise a large vacant suite within Burlington House, a multi-storey office building in Crosby, Liverpool. This vacant suite , had recently been vacated following a relocation of the tenant was old and outdated and  required a complete transformation to meet modern tenant needs and attract smaller businesses seeking flexible office facilities.

The project involved the full strip-out and refurbishment of a single-floor office space, reconfiguring it into four modern office suites, each equipped with independent facilities. Our expertise as the lead principal contractor enabled us to oversee the project seamlessly, ensuring all client objectives were met while navigating challenges with flexibility and agility.

Our Approach
JSJ UK provided end-to-end project management, leveraging our in-house expertise and extensive network of trades. Key elements included:

Full Strip-Out & Refurbishment:

• Complete removal of dated interiors.

Mechanical, Electrical & IT:

• New radiator heating system installation and a modern air conditioning system, with condenser units having to be craned onto the roof of the four-storey building.
• Full electrical upgrades, including independent metering for each suite and IT/data cabling to meet tenant demands.

Flooring, Decoration & Joinery:

• New carpets and floor finishes throughout.
• Joinery works, including new doors, skirtings and architraves, and bespoke finishes for a polished aesthetic.
• Installation of new stud partitions and suspended ceilings to meet specification and regulations.
• Installation of four new modern tea points, offering tenants private kitchenette facilities.

Challenges & Solutions
Working within a live building environment presented challenges, but JSJ UK minimised noise and disruption through meticulous planning, ensuring neighbouring tenants could continue their operations seamlessly.

During the project, a potential tenant expressed interest in leasing two suites combined. JSJ UK worked closely with the client to temporarily pause the project, avoiding unnecessary rework costs until the decision was finalised. When the tenancy did not materialise, we reverted to the original four-suite layout without delay, demonstrating our flexibility and cost-conscious approach.

Additionally, the installation of rooftop air conditioning units required careful coordination of crane lifts and permit applications, all efficiently managed in-house to ensure a smooth and streamlined process.

The project was completed on schedule and to budget, even with mid-project adjustments, thanks to seamless management and careful planning.
